specially the last proposal sounds to me the most reasonable

Still everybody of us has to train his feelings about how serious
and how solvent is the client.
With the years you get this feeling. Sometimes you notice it
already in 2 minutes if somebody is telling you bullshit.
I simply let the people wait some time.
If they are serious then they will come back to you (you shouldn't run
behind the customer!!!!) and are willing to pay you a fee for
a pre project in advance. As well as an advance payment for the job.
The best argument is that you could be doing more important jobs
for other clients who have elder rights on your work.(and deserve it
more)
By the way my uncle's saying is pretty important in business:
"You cannot say from tomorrow 8 o'clock on, I will trust you.
You have to earn my confidence slowly but steadily!"
Best luck to everybody!
